The Oaks Mall is an enclosed shopping center located in Gainesville, Florida, U.S.A. It has 901,000 square feet (83,700 m2) of gross leasable area, and is a super-regional shopping center that is located at 6419 W. Newberry Road (State Road 26), Gainesville, Florida. As of June 2018, its anchors include Belk, Dillard's, JCPenney, and Sears, with one vacant anchor last occupied by Macy's that will soon become a second Dillard's location.

The mall is owned by General Growth Properties (51% share) and Canadian property development company Ivanhoe Cambridge (49%), with General Growth Properties managing the mall on behalf of the venture. The mall itself is situated on just one floor, but Belk, Dillards, and the former Macy's space each have two floors

The mall serves an extremely large trade area stretching into 11 counties with a population growth rate nearly double the national average. The center also benefits from its close proximity to over 64,000 students attending the nearby University of Florida and Santa Fe College. In 2017, mall occupancy was at 96% of the mall's 900,000 square feet of retail space, and improvements continue to made, including the installation of roof-top solar panels, and LED lighting fixtures.

The mall has several stores for the youth generation including American Eagle Outfitters, Hollister, Aéropostale, Hot Topic, and Buckle.

An adjacent shopping center containing a Toys "R" Us (closing 2018), Oaks Mall Plaza, was bought by Southern Management and Development of Boca Raton, Florida in 2004 for $12.23 million.

On January 4, 2018, Macy's announced it would be closing its location, formerly a Burdines and Maas Brothers, at the mall as part of a plan to close 11 stores nationwide. A liquidation sale began on January 8 and lasted until March 2018. Dillard's has announced plans to expand into the space while retaining its existing anchor location at the mall in order to offer a wider range of merchandise with plans to open in November 2018. On April 20, 2018, it was announced that Sears would also be closing their store at the mall as part of a plan to close 24 stores nationwide. The store is scheduled to close in July 2018. In June 2018, UF Health announced plans for a 20 year lease and renovation of the space to contain its ophthalmology and otolaryngology departments.
